My personal interest was actually the driving force behind the building of Tessin: like many other private investors, I felt shut out of this part of the investment market. Until 2014, the property investment market was the exclusive province of major investors with fat bank accounts and access to closed institutional networks.
The capital provided by Tessin members is critical to project completion and property developers are consequently willing to pay relatively high interest on the investment. This is why the annual return on Tessin projects is found in the relatively high range of 8-10 percent. To date, Tessin members have financed residential properties, industrial halls, playgrounds, public buildings and even a trampoline park.
