How does investing through crowdfunding work in Sweden?

Tessin's platform consists of a technical tool and a digital bulletin board that real estate developers can use to market their business and projects, as well as to find potential investors.

The first step in making an investment is to reserve shares through the platform. A reservation is a non-binding interest notification to invest in the upcoming crowdfunding of a specific project. After a reservation has been made, the property developer (usually within one week) distributes a more detailed investment material via e-mail to all who have reserved shares. After the investment is distributed, the investor is offered the opportunity to complete the investment by signing an agreement or debenture (depending on whether loans or preference shares are offered) through the digital signature service, Scrive. The agreement is usually sent out one day after the other investment material. When the agreement or debenture is signed with BankID, the agreement becomes binding.

After the investor has signed, a payment instruction will be sent regarding how the capital will be transferred to the specified bankgiro-service within the specified time.
